HOW IS KS PROPERTY MANAGEMENT DIFFERENT FROM OTHER PROPERTY MANAGEMENT COMPANIES?

We pride ourselves on providing personalized service and achieving outstanding results from beginning to end.   As a division of Dave Roach Realty, we are in a unique position to help our investor clients.  We do research and analysis to help find the perfect investment property.  We help with the negotiation and purchasing process.  Finally, we advertise, screen, and place only the best tenants.  Our landlords are repeat clients who own multiple properties.  They trust us to manage their properties because they are confident and satisfied with the job we do for them.

HOW DO YOUR FEES WORK?

Our fees are a percentage of the monthly rent charged.  When placing new tenants, there is an additional fee of one month's rent collected plus HST.  Our fees are reasonable and afford you the luxury of focusing your time on other things.  By allowing us to manage your rental properties we let you take advantage of having access to our extensive network of trusted service providers without any hassle.  A fee structure can be negotiated based on your personal needs and individual requirements.

HOW MANY PROPERTIES DO YOU CURRENTLY MANAGE?

We currently manage 20 residential properties, owned by 11 landlords.  At the moment, we only work with landlords who have purchased their investment properties through our Real Estate company, Dave Roach Realty.

WHERE DO YOU ADVERTISE?

We advertise on our company website, Kijiji, and on Facebook.  We also work closely with licensed Realtors and relocation companies who refer tenants to us.

HOW DO YOU SCREEN TENANTS?

We perform credit checks, employment checks, set an appropriate debt ratio, we call for landlord references including, but not limited to, the current and previous landlord.  We may also conduct an interview process.

WHAT DO I NEED TO KNOW ABOUT MY PROPERTY INSURANCE POLICY?

It is important to review your home insurance policy and to make the company aware that the unit is a rental property.  They often have stipulations that could mean the difference between coverage and no coverage. 


If the unit should fall vacant, the landlord's insurance company needs to be notified by the landlords themselves.  In Ontario and throughout Canada, the 30-day home insurance rule refers to when a home is empty and left unattended for a period of more than 30 days.  When this happens, your home may be considered vacant, and your existing home insurance might be voided.  If you have an unrented property and are unable to find a tenant within 30 days, you'll need to apply for a vacancy permit from your home insurance company.

HOW DO YOU HANDLE MAINTENANCE REQUESTS?

We ask that the tenants submit a request in writing, either by email or through the online form.  We will then follow up within 24 hours, unless it is an emergency in which case it will be handled immediately.  Our general contractors will assess the situation and report back to our company.  We will seek out quotes for large expenditures and ensure that you are getting the best possible pricing.

DO YOU HAVE A CONTRACT WITH YOUR LANDLORDS?

Yes, we ask that all landlords who wish to use our services sign a standard property management contract.  The contract is not for any set time and can be cancelled with 30 days written notice by either the landlord or KS Property Management.

HOW DO YOU HANDLE LATE OR NON-PAYMENT OF RENT?

We believe in working with our tenants and keeping relationships positive.  Based on our experience, if a tenant will be late by a few days in payment, as long as they have contacted us beforehand, we are able to work out a schedule.  If a tenant does not pay rent by the third of the month and did not contact us previously, we contact them immediately to ask about the reason and work out a solution.  If they cannot be reached or refuse to pay, we will issue an N4 - Notice to terminate tenancy for nonpayment of rent.
