HOW LONG IS A LEASE?
We offer a one year lease. When the lease is up, you automatically move to a month-by-month tenancy. The terms of your lease remain in force.
WHAT IS THE PROCESS FOR RENTING?
After you have viewed the unit you will obtain a rental application to fill out. This requires personal information.
Once the rental application is completed and approved, we will set a date to do the lease signing.
For the lease signing, you will be required to come into our office to meet with us. You will need to bring with you the first and last month's rent cheques and your driver's license.
HOW DO I PAY RENT?
Rent is due by the 1st of each month. You can pay by e-transfer, cheque, or bring cash to our office. We prefer e-transfer, if possible.
ARE PETS ALLOWED?
You need to have pet approval before any pets are permitted. Pets are evaluated on a case-by-case basis.
MY 1 YEAR LEASE HAS ENDED - NOW WHAT?
If you would like to continue to stay, all the terms and agreements under your lease are still enacted and you will be a month-to-month tenant, meaning you can end your tenancy at any time provided you give us 60 days notice in writing.
MY LEASE EXPIRATION IS COMING AND I WANT TO MOVE OUT. WHAT DO I DO?
The Tenancy Act requires that you provide your landlord (or property management company) with a written notice of at least 60 days before the lease termination date. Email is considered written notice.
If you have gone on a month-to-month tenancy, you also need to provide 60 days notice of your intention to vacate.
The notice required is based on the monthly rental period, and not the specific number of days per se. For example, if you provide notice on August 24th, you can't say you're leaving on October 24th. You are responsible for the terms of the lease until October 31st. If you provide notice on August 2nd, you are technically responsible for the tenancy until October 31st, and not the end of September, as you provided notice past the 1st of the month.
CAN I LEAVE BEFORE MY 1 YEAR LEASE IS UP?
When you sign a 1 year lease, you are responsible for the entirety of that lease. If you want to leave at the end of your fixed term, we require 60 days notice before the end of your tenancy. We do not allow sublets. When you sublet your unit, you open yourself up to liability if your tenant does not pay or if they cause damage to the unit. We do offer an assignment option if you need to leave before the end of your lease, at an additional fee to you.
WHO IS RESPONSIBLE FOR PAYING FOR REPAIRS AND MAINTENANCE?
This depends on what the maintenance is and who is the cause of the repair. Tenants are responsible for regular lawn, sidewalk, and garden maintenance. When you fill out a maintenance request, please explain the issue in detail. If it is deemed that the repair required is due to an action or neglect to perform an action by the tenant, then the tenant would havet to pay the associated costs.
WHAT TYPE OF INSURANCE DO YOU REQUIRE ON A LEASE?
We strongly suggest that you get tenant insurance when you start your lease. Tenant insurance protects you and your contents from damage resulting from an accident by you or another tenant in the building. When there is a fire/flood, the landlords insurance protects the landlords asset, but your contents or your housing during the repairs are not covered.
HOW DO I REQUEST A MAINTENANCE REPAIR?
All maintenance requests must be put in writing. Contact us via email at or submit your maintenance request via the online request form. Please be very specific when describing the issue. If it's a malfunctioning appliance, please state the make and model number so we can better assist you.
WHAT HAPPENS IF I CAN'T PAY MY RENT ON TIME?
As per the signed lease agreement, rent is due in full by the first of every month. If you are going to be late, send us an email immediately or call to let us know.
WHAT IS YOUR MOVE-IN PROCEDURE?
Prior to moving in the following are required:
First and last month's rent paid in full
Lease agreement signed
Copy of tenant insurance
Confirmation of utilities in your name
The Property Manager will meet you to hand over the keys and do a walk through
